Hello everyone. Today I have the real pleasure of being welcomed at the offices of Checkmyguest by Jordan Setti.
He is the COO and one of the key players in the short- and mid-term rental market in France. We’re here to talk about the evolution of the sector, the current challenges, and also the collaboration between Checkmyguest and Roomonitor, which has been ongoing since 2021. The goal of this conversation is to highlight how our partnership helps strengthen security, operational efficiency, and the guest experience in an increasingly demanding market.
Could you briefly introduce Checkmyguest and explain how the company has evolved since its creation in 2016?
Checkmyguest is a company specialized in short- and mid-term apartment rentals. Today, we manage around 3,000 units across France, and we were recently acquired by Oyo, one of the hospitality giants in India. Since 2016, we’ve grown steadily; we had to change our operations and the way we work. That’s how we’ve been able to scale the model to 3,000 units.
And what type of properties do you manage exactly, and in which regions of France are you most present?
We mainly operate in Île-de-France, in Paris, where we have about 80% of our inventory. The rest is in southern France (PACA region) and in the north—Deauville, Trouville, Honfleur. We’re expanding more and more: we acquired a company in Lyon, where we manage about a hundred properties; we’re also present in Geneva and in Italy. So we’re starting to expand internationally, but our core business is still in Paris.
As a major player in the market, what’s your view on the current state of the short- and mid-term rental market in France?
In Paris, it’s becoming increasingly complicated, as everyone knows. New regulations aim to reduce the number of short-term rentals. That’s why, from the very beginning, we specialized in converting commercial spaces into apartments dedicated to seasonal rentals, allowing us to operate them 365 days a year. But over time it’s getting harder, as Parisian regulations are trying to reduce this activity. That’s why we need to look for growth in other cities and other countries.
Speaking of regulations, what are the main regulatory challenges you face right now, and what impact do you expect these legislative changes to have on your business?
Currently, you can operate in two ways:
- Either it’s your primary residence, in which case you can rent it for 90 days a year (if the co-ownership rules allow it).
- Or you have a commercial designation, with a change of use to “hotel accommodation,” which allows you to legally rent 365 days a year.
We specialized in the latter, but it’s becoming increasingly difficult because obtaining hotel accommodation status is harder and harder. That’s the main challenge with all the new regulations in Paris. Acquiring new properties under these conditions is becoming very difficult.

How important are security and neighborhood peace of mind for Checkmyguest, both for your properties and for local residents?
For us, that’s crucial. We want a business that lasts over time. If you don’t respect the neighbors and the co-ownership, you risk being forced to stop operating short-term rentals. We absolutely don’t want that. So our goal is to maintain good relationships with neighbors, avoid disturbances, avoid parties— even if that means canceling reservations or refusing suspicious ones. We don’t want any issues with our neighbors; the long-term sustainability of our business depends on it.
As mentioned in the introduction, we’ve been working together since 2021. What convinced you to choose Roomonitor as your monitoring solution?
In 2021, during the pandemic, tourists stopped coming to Paris. We had to lower prices to attract bookings, and like every company in the industry, we faced parties in apartments because clubs and restaurants were closed. We had a big challenge: how to secure our apartments. That’s how it all started, and we partnered with Roomonitor.
Why Roomonitor and not another company offering a similar service?
Because Roomonitor also provides on-site intervention, and for us, that’s essential. From midnight onwards, when our offices are closed, we want to sleep peacefully. Roomonitor takes over: the device sends alerts, they call the guests to calm them down, and if they don’t answer or quiet down, Roomonitor intervenes in around 20 minutes. Honestly, that’s priceless. Today, I can sleep without being woken by owners or neighbors complaining about a party. In the morning, I simply read the reports—everything is handled perfectly.
Did you previously use any solutions to detect parties, unauthorized occupancy, or potential damage risks?
No. Of course, parties have always existed in this business, but they were rare. With the pandemic, they multiplied; it even became a trend to rent apartments for parties, which often led to problems with co-ownership rules. That’s when we turned to solutions like yours, and we chose Roomonitor.
Aside from the alerts handled by our night agents based in Paris, what do you consider other key strengths of our service?
First, the reports: they’re essential for our owners because they can use them with their co-ownership associations—everything is documented, so no one can argue. But also, your reactivity. Even when we suspect a potential party—last-minute bookings in large apartments, guests we’re not comfortable with—we often ask your team to do precautionary rounds, and you always respond quickly. That reactivity is something we value a lot at Checkmyguest.
Could you share a concrete example where Roomonitor helped you prevent a major incident?
Yes, one clear case: a full-on nightclub-style party in a high-value apartment. The booking looked normal—good guest reviews, established Airbnb profile, family trip, no last-minute booking. But they installed a real nightclub setup. Roomonitor detected the noise, called the guests, quickly understood it was a party, and went on-site. The situation escalated; they even called the police. Within 30 to 45 minutes, everything was solved: guests removed, keys recovered, apartment secured. No major issue with the co-ownership because the problem was stopped fast. For me, that’s the most concrete example of Roomonitor’s effectiveness.
What future do you see for the short- and mid-term rental market, in terms of social sustainability, relationships with local communities, and the use of monitoring tools like Roomonitor?
The market is becoming fully professionalized. Only operators who truly know this business and work properly will remain. You need the right partners, you need to respect neighbors, and you need to work with providers like you. I think more and more large operators will manage this market, supported by companies like Roomonitor, because you offer the best solution to ensure everything runs smoothly. This business isn’t always welcomed by neighbors, which is understandable, but if it’s done properly, everything goes well.
If you had to recommend Roomonitor to another property manager, what would you say?
Go for it, sign. Don’t wait, because nothing beats peace of mind. This is a 24/7 business, and at some point, you need to rest—especially at night. Knowing that from 10 PM to 7 AM someone takes over, can access the apartment with the keys, and intervene on-site is invaluable.
And finally, Jordan, is there anything else you’d like to share about your experience or your vision of the market?
Not particularly, except that today we know our apartments are secure, there are no issues, and we have a partner who reacts very quickly.
